There is a difference of almost 1,900 euros per square metre between Moraira and Torrevieja. However, it is not just prices that differ significantly. Trends are also becoming increasingly mixed: whilst some coastal towns continue to record double-digit growth rates, asking prices elsewhere are stagnating or falling slightly. In the province of Alicante, residential properties on the market cost an average of 2,783 euros per square metre in October 2026, 7.1 per cent more than a year earlier. The rise in prices is continuing, but has slowed considerably compared with the start of the year.

The figures show that high property prices do not automatically mean high price rises. Some coastal resorts that were previously more affordable are catching up rapidly, whilst growth in established high-price markets is slowing down.
There is as yet no sign of a widespread fall in prices. However, the annual rate of increase in asking prices in the province of Alicante fell from 13.1 per cent in January to 7.1 per cent in October 2026. Forecasts also point to a slowdown. BBVA Research expects prices in Spain to rise by 12 per cent in 2026 and by a further 5.7 per cent in 2027. At the same time, the number of property sales is likely to fall in 2026. The main reason for the continuing price pressure remains the limited supply of housing. According to the bank’s assessment, new-build activity is not keeping pace with demand. However, the forecast applies to Spain as a whole. Whether property in Moraira, Benidorm or Torrevieja will actually become more expensive in 2027 depends on the respective local market conditions.
Moraira and Jávea remain among the most expensive property markets on the Costa Blanca. Both markets are characterised by villas, detached houses and sought-after coastal locations. However, price rises are lower than in Dénia, where asking prices rose by 9.6 per cent within a year. Moraira and Jávea, by contrast, are already slightly below their interim highs reached in August. Benissa and Calp are also recording more moderate increases. By 2027, the performance of individual residential areas is therefore likely to carry more weight than the general trend in the Marina Alta.
In the Marina Baixa region, neighbouring municipalities are developing at very different rates. Benidorm and Villajoyosa are seeing sharp price rises, whilst Altea is growing at a significantly slower pace, with an annual increase of just 1.9 per cent. In Finestrat, the increase stands at 2.5 per cent. This does not yet signal a reversal of the trend, but it does show that even sought-after property locations do not automatically become more expensive at the same rate. In Benidorm in particular, there are also considerable differences between residential areas. The municipal average price alone is hardly sufficient for a realistic property valuation.
Santa Pola has recorded the sharpest rise among the towns surveyed, at 15.3 per cent. Guardamar del Segura and Torrevieja have also seen prices rise significantly. Alicante remains more affordable compared with many northern coastal towns. However, prices vary considerably between the city centre, beachfront areas and other residential neighbourhoods. In Orihuela Costa, the annual increase is more moderate at 4.9 per cent. Pilar de la Horadada has even seen a slight decline. Within both areas, however, individual residential areas are developing at different rates. The southern Costa Blanca is therefore by no means a uniform market for affordable property.
Price pressure is not confined to the coast. According to the Spanish National Institute of Statistics (INE), residential property prices in the Comunitat Valenciana rose by 13 per cent in the second quarter of 2026 compared with the previous year. Alongside limited supply, international demand plays a significant role on the Costa Blanca. Foreign buyers purchase properties as their main residence, a second home or an investment. At the same time, locals and permanent residents need affordable housing. In many municipalities, different groups of buyers are therefore competing for a limited stock of properties. This is propping up prices, even as the number of completed sales declines.
Anyone wishing to buy a property in 2027 should not rely solely on the prospect of falling prices. The data available so far does not provide sufficient evidence to support this. At the same time, not every asking price is justified. The key factors are comparable properties in the same neighbourhood, the condition of the building, the fittings and fixtures, any necessary refurbishments, and the legal situation. Financing costs also influence how expensive a purchase will actually be. For owners, the rise in asking prices is a positive sign, but no guarantee of the achievable selling price. Particularly with older properties, the expectations of sellers and buyers can differ significantly. The Costa Blanca is therefore starting 2027 at a high price level, albeit with noticeably varying trends. Whilst Dénia, Benidorm and Villajoyosa have recently seen strong growth, Altea, Orihuela Costa and Pilar de la Horadada are showing a more subdued trend.
For buyers and owners, therefore, the specific location is becoming increasingly important, rather than general price trends along the Costa Blanca. The next sales figures and price statistics will show whether this slowdown continues in 2027.
