Property tax, rubbish, motor vehicles & vado: What taxes are now due in Marina Alta and Baixa - and how owners can safely avoid surcharges.

Between Dénia and Villajoyosa, autumn is traditionally the start of the council tax season. Many taxes are bundled together, deadlines are tight and surcharges come quickly. Anyone who owns property or drives with a Spanish licence plate should check the notices carefully now - and organise payment channels properly.

Property tax (IBI): The most important item for houses, flats and land, whether primary or holiday residence. It is based on the valor catastral. In most municipalities in the Marina Alta and Marina Baixa, the payment window is in late summer/autumn. Those who set up a domiciliación bancaria save themselves the stress of deadlines - the move-in takes place automatically within the deadline. Important: When changing ownership, buyers should check whether there are any old debts; outstanding IBI items can „stick“ to the property.
Rubbish fee (Tasa de Residuos/Basura): Often parallel to the IBI, sometimes annually, sometimes semi-annually. The addressee is usually the owner; in tenancies, the contract regulates whether and how the costs are allocated. The amount and billing method vary from municipality to municipality, often depending on the type of use and size of the property.

Vehicle tax (IVTM): Compulsory for all vehicles registered in Spain. Calculated according to power and vehicle type. Some cities collect the IVTM in spring, others in the autumn window together with other local taxes. If you sell your car, you should complete the re-registration immediately - otherwise the next notice will continue to be sent to the previous owner.

Vado (garage entrance): The charge ensures free access to your own driveway. It is subject to authorisation, the sign is issued by the town hall. The due date and amount vary; anyone using the marking without valid authorisation risks fines.

How to pay correctly
Online portals of the tax offices (e.g. with número de recibo), direct debit, counters of the partner banks - the routes are clear, the pitfalls are in the details. Check the IBAN and name on the notice, check the due date and property details (referencia catastral).

In case of absence: cover account, activate direct debit, set e-mail reminders. Instalment plans are possible, but must be applied for in good time. Delays lead to surcharges and interest; after multiple reminders, enforcement is imminent.

Who is affected?
Private individuals with property in the region (primary and secondary residence), buyers of recently transferred properties, owners of vehicles with Spanish licence plates. Garage and car park owners are also covered by IBI and possibly Vado. Non-resident owners should check their mail delivery (digital/physical) - many omissions occur simply because notices are not read.

Conclusion: Autumn is not a surprise visit - it comes every year. If you sort out your notices now, activate direct debit and check your data, you will pay on time and save yourself expensive follow-up payments.
