The Marina Alta region in the province of Alicante is experiencing considerable construction activity, particularly in the municipalities of Dénia, Xàbia and Calp. According to the latest statistics from the Technical School of Architecture in Alicante (COATA), Dénia recorded the second highest number of construction starts in the second quarter of 2024 with 327, surpassed only by the city of Alicante with 345. Compared to much more populous areas such as Torrevieja and Elx, which are significantly lower in terms of construction starts, this shows the enormous dynamism in this region.
The construction activity figures for the second quarter of 2024 show a strong performance in the municipalities of the Marina Alta. In addition to Dénia, Calp and Xàbia are also recording considerable growth. Calp ranks sixth with 145 construction starts and Xàbia seventh with 133. Compared to the previous year, the increases are particularly remarkable: while Dénia rose from 260 to 327 construction starts, Calp experienced a huge increase from 7 to 145 and Xàbia from 30 to 133.
Other municipalities in the Marina Alta such as Benitatxell, Verger and Pedreguer-Gata have also recorded significant growth, even if the absolute figures are lower. The developments in Teulada Moraira, Benissa and Pego remained stable in comparison.
The general appeal of the marina region plays a decisive role in stabilising construction activity in the province of Alicante.
Despite an expected decline in construction activity, the statistics for the second quarter of 2024 show that the second best quarter in the last 15 years was achieved with 2,689 new homes, only surpassed by 2023. The President of the Alicante School of Technical Architecture, Carlos Casas, emphasised the exceptional nature of this quarter, which shows a high volume of activity, but which continues to reflect a slight decline compared to the previous year.
The decrease in construction activity in the province as a whole compared to 2023 is mainly due to a reduction in Baix Segura. In contrast, the two districts of La Marina recorded an increase of 36 % compared to the previous year, making it the most active area in the province. A total of 859 homes were started, the best figure for a second quarter in this region since 2018.
The Association of Quantity Surveyors' annual statistics for 2024 also confirm the trends: while Dénia recorded a slight decline in the first quarter, construction activity remains at a high level. The spectacular increases in Calp, Xàbia and Benitatxell underline the continued dynamism in the region. These developments show that the Marina Alta remains a hotspot for construction activity in the province of Alicante, thanks to a long tradition and the region's continuing high level of attractiveness.
