De belastingdienst controleert strenger, digitale vergelijkingen met verhuurportalen zoals Airbnb of Booking zijn al lang standaard \u2013 en ook de EU eist verbeteringen op het gebied van fiscale gelijkheid.<\/p><p><strong>Overzicht van belangrijke deadlines<\/strong><br \/>Niet-ingezetenen moeten hun belastingen jaarlijks blijven indienen via Modelo 210:<br \/>\u2022 Huurinkomsten: aangifte uiterlijk op 20 januari 2026 (bij automatische incasso uiterlijk op 15 januari).<br \/>\u2022 Verondersteld inkomen: voor priv\u00e9gebruik van onroerend goed tot 31 december 2025.<br \/>\u2022 Belasting op kapitaalopbrengsten: bij verkoop binnen vier maanden na de notarisafspraak.<br \/>Wie verhuurt, moet bovendien controleren of er een geldig registratienummer (NRA) is geregistreerd in het Registro \u00danico de Alquiler Tur\u00edstico. Zonder deze registratie mogen onroerende goederen in de toekomst niet meer legaal op onlineplatforms worden aangeboden.<\/p><p><strong>Juridische vernieuwingen en EU-procedures<\/strong><br \/>Een recente uitspraak van de rechtbank zou de fiscale situatie voor eigenaren uit niet-EU-landen kunnen verbeteren:<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-a942626 e-con-full e-flex e-con e-child\" data-id=\"a942626\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-165c6d8 elementor-widget elementor-widget-text-editor\" data-id=\"165c6d8\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Voor het eerst bestaat de mogelijkheid om ook onderhouds- of beheerskosten van de huurinkomsten af te trekken. Het vonnis is nog niet definitief, maar deskundigen raden aan om facturen en bewijsstukken zorgvuldig te bewaren. Bovendien onderzoekt de Europese Commissie momenteel of Spanje niet-ingezetenen benadeelt met de belasting op het \u201everonderstelde inkomen\u201c. Mocht het Europees Hof van Justitie deze beoordeling volgen, dan zijn terugbetalingen denkbaar \u2013 tot die tijd gelden echter de huidige voorschriften.<\/p><p><strong>Aanbeveling voor eigenaren<\/strong><br \/>Of u nu in D\u00e9nia, Altea of Villajoyosa woont \u2013 als u een woning bezit, moet u tijdig uw belastingaangifte regelen. Hiertoe behoren:<br \/>\u2022 Houd deadlines en formulieren in de gaten.<br \/>\u2022 Bewaar bewijsstukken voor verzekeringen, bijkomende kosten en onderhoud.<br \/>\u2022 Registratie voor vakantieverhuur controleren.<br \/>Lokale accountants en belastingadviseurs aan de Costa Blanca zorgen voor de digitale afhandeling van het Modelo 210, controleren deadlines en helpen bij mogelijke terugbetalingen.
