Steden als Calpe, D\u00e9nia, Altea en J\u00e1vea hebben sinds augustus 2024 een moratorium van twee jaar op nieuwe vergunningen voor vakantieverhuur. De licentiestop geldt tot minstens 2027 - alleen reeds geregistreerde vakantieverhuurders mogen hun activiteiten voortzetten. Deze vergunningen zijn nu een zeldzaam goed - en navenant gewild.<\/p><p><strong>Vakantieverhuur - <\/strong><strong>streng gereguleerd<\/strong><br \/>Iedereen die nog een geldige vergunning heeft, moet zich aan strengere eisen houden. Vanaf 2025 wordt toeristische verhuur beperkt tot maximaal 10 opeenvolgende dagen. Langere verblijven worden niet langer beschouwd als toeristische verhuur en moeten worden afgesloten als huurovereenkomsten voor bepaalde tijd in overeenstemming met de Spaanse huurwetgeving (LAU).<\/p><p><strong>Verdere regelgeving:<\/strong><br \/>- Instemming van de gemeenschap van eigenaren is verplicht<br \/>- Sleutelkastjes in openbare ruimtes of gemeenschappelijke ruimten zijn verboden<br \/>- Alleen het hele pand mag worden verhuurd, niet individuele kamers<br \/>- De licentie is 5 jaar geldig en moet daarna worden verlengd<\/p><p>Sommige gemeenten - waaronder Altea en Calpe - vereisen ook extra veiligheidsmaatregelen, zoals brandbeveiligingsplannen of maatregelen tegen geluidsoverlast.<\/p><p><strong>Seizoensverhuur en langetermijnverhuur: toegestaan en gewild<\/strong><br \/>Omdat nieuwe vakantievergunningen moeilijk te krijgen zijn, kiezen veel eigenaren voor seizoensverhuur (tot 11 maanden) of klassieke langetermijnverhuur. Beide modellen zijn legaal, vergunningsvrij en momenteel erg gewild.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-4f60c33 e-con-full e-flex e-con e-child\" data-id=\"4f60c33\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-08b353b elementor-widget elementor-widget-text-editor\" data-id=\"08b353b\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Door de daling van het aantal vakantiewoningen stijgen de huurprijzen voor langetermijnverhuur - op veel plaatsen met meer dan 10 procent. Er is vooral vraag naar goed uitgeruste woningen met een terras, balkon of tuin - met andere woorden, woningen die het hele jaar door bewoonbaar zijn.<\/p><p><strong>Sancties en controles: Illegale verhuur wordt duur<\/strong><br \/>Wie zonder vergunning verhuurt, riskeert zware boetes. Zelfs kleine overtredingen - zoals het ontbreken van registratienummers of misleidende online advertenties - kunnen leiden tot boetes tot 600.000 euro.<\/p><p><strong>Vooruitzichten: Verhuur blijft aantrekkelijk - maar vereist planning<\/strong><br \/>Ondanks de nieuwe hindernissen blijft verhuur een winstgevende optie. In gewilde locaties zoals J\u00e1vea, D\u00e9nia en Calpe blijft de vraag naar woonruimte onverminderd groot, zowel van vakantiegangers als van de lokale bevolking.<\/p><p>Maar zonder juridische duidelijkheid is het risico groot. Als je je woning op lange termijn wilt verhuren of als bron van inkomsten wilt gebruiken, moet je je in een vroeg stadium vertrouwd maken met de nieuwe regelgeving.
