Tussen D\u00e9nia en Torrevieja blijven de vraagprijzen stijgen, terwijl het beschikbare aanbod in veel gebieden schaars blijft. Dit is niet alleen opvallend in bekende, dure plaatsen zoals J\u00e1vea\/X\u00e0bia, D\u00e9nia of Calpe. Ook Benidorm, La Vila Joiosa en Torrevieja laten een aanzienlijke stijging zien.<\/p><p>Volgens de meest recente gegevens van Idealista bedroeg de gemiddelde vraagprijs in de provincie Alicante in mei 2026 2.811 euro per vierkante meter. Dat komt neer op een stijging van 11,5 procent ten opzichte van mei 2025. Belangrijk om te weten: Idealista meet advertentieprijzen, niet de uiteindelijke verkoopprijzen bij de notaris. Voor de marktdynamiek laten de gegevens niettemin heel duidelijk zien in welke richting de vraagprijzen zich ontwikkelen.<\/p><h2><span style=\"color: #808080;\">D\u00e9nia, J\u00e1vea en Calpe blijven duur<\/span><\/h2><p>In het noorden van de Costa Blanca ligt het prijsniveau nog steeds aanzienlijk boven het provinciale gemiddelde. Volgens Idealista kwam D\u00e9nia in mei 2026 uit op 3.404 euro per vierkante meter, een stijging van 9,4 procent ten opzichte van vorig jaar. J\u00e1vea\/X\u00e0bia bereikte 4.072 euro per vierkante meter en behoort daarmee nog steeds tot de duurste markten van de Costa Blanca. In bepaalde wijken, zoals bij de haven of in Balc\u00f3n al Mar, liggen de vraagprijzen nog aanzienlijk hoger.<\/p><p>Ook Calpe blijft met ongeveer 3.545 euro per vierkante meter in het hogere segment. Het noorden van de Costa Blanca is daarmee al lang geen alternatieve markt meer. Kopers vergelijken hier niet alleen prijzen, maar vooral ook de ligging, de staat, het uitzicht op zee, de energie-effici\u00ebntie en de juridische documentatie van het onroerend goed.<\/p><h2><span style=\"color: #808080;\">Benidorm en La Vila Joiosa met sterke groeicijfers<\/span><\/h2><p>Vooral de centrale Costa Blanca laat een dynamische ontwikkeling zien. In mei 2026 lag de prijs in Benidorm op 3.678 euro per vierkante meter. Ten opzichte van vorig jaar betekent dit een stijging van 16,5 procent. In gewilde wijken zoals Playa de Poniente liggen de prijzen nog aanzienlijk hoger.<\/p><p>Nog opvallender is La Vila Joiosa. Idealista noemt voor mei 2026 een gemiddelde prijs van 3.539 euro per vierkante meter. De stijging op jaarbasis bedraagt 31,6 procent. Daarmee komt de plaats steeds meer in de schijnwerpers te staan van een markt die zich steeds verder uitbreidt vanuit de klassieke toplocaties.<\/p><p>De reden ligt voor de hand: wie in bijzonder bekende kustplaatsen niet meer vindt wat hij zoekt of daar niet meer wil kopen, richt zijn blik op aangrenzende markten. Goede bereikbaarheid, de nabijheid van de kust, nieuwbouwprojecten en internationale vraag kunnen de prijzen dan snel doen stijgen.<\/p><h2><span style=\"color: #808080;\">Torrevieja en Orihuela Costa: het zuiden haalt zijn achterstand in<\/span><\/h2><p>In het zuiden van de Costa Blanca blijft het prijsniveau lager dan in J\u00e1vea, D\u00e9nia of Benidorm. Het verschil wordt echter kleiner. In mei 2026 lag de prijs in Torrevieja op 2.548 euro per vierkante meter. Dat is een stijging van 16,6 procent ten opzichte van vorig jaar.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-9f5b60b e-con-full e-flex e-con e-child\" data-id=\"9f5b60b\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-fd5f80e elementor-widget elementor-widget-text-editor\" data-id=\"fd5f80e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Ook Orihuela Costa blijft een belangrijke markt voor internationale kopers. Volgens Idealista lagen de vraagprijzen daar rond de 3.037 euro per vierkante meter. In Pilar de la Horadada bedroegen ze ongeveer 3.377 euro per vierkante meter.<\/p><p>Vooral voor internationale ingezetenen is deze ontwikkeling van belang. Het zuiden van de Costa Blanca wordt door velen nog steeds beschouwd als een relatief goedkope markt. Uit de huidige cijfers blijkt echter dat ook hier de vraagprijzen aanzienlijk stijgen, vooral in moderne complexen, in de buurt van de kust en in goed bereikbare woonwijken.<\/p><h2><span style=\"color: #808080;\">Buitenlandse kopers zorgen ervoor dat de vraag hoog blijft<\/span><\/h2><p>De Costa Blanca is geen puur lokale vastgoedmarkt. Volgens gegevens van Alicante Plaza, die zich baseert op de Spaanse registradores, werd in het eerste kwartaal van 2026 44,65 procent van de aankopen van woningen in de provincie Alicante gedaan door buitenlandse kopers.<\/p><p>Dat verklaart een deel van de aanhoudende prijsdruk. Kopers uit Noord- en Midden-Europa, Groot-Brittanni\u00eb en andere landen concurreren met Spaanse ge\u00efnteresseerden, ingezetenen en kopers van een tweede woning om een beperkt aanbod. Het effect verschilt per locatie, maar de onderliggende trend blijft hetzelfde: zolang de vraag stabiel is en het aanbod niet aanzienlijk toeneemt, blijft de markt krap.<\/p><h2><span style=\"color: #808080;\">Waar kopers en eigenaren nu op moeten letten<\/span><\/h2><p>Voor potenti\u00eble kopers betekent deze ontwikkeling dat de prijs per vierkante meter op zich niet langer voldoende is als richtlijn. Doorslaggevend zijn de microlocatie, het bouwjaar, de staat van het pand, de gemeenschappelijke kosten, het energiecertificaat, de stedenbouwkundige inrichting en eventuele renovatiekosten. Juist bij oudere bestaande woningen kan een ogenschijnlijk gunstige aankoopprijs al snel in perspectief worden geplaatst.<\/p><p>Voor eigenaren is de situatie in principe gunstig, maar niet automatisch eenvoudig. Hoge vraagprijzen betekenen niet dat elk pand snel wordt verkocht. Goed gedocumenteerde, goed onderhouden panden op aantrekkelijke locaties hebben duidelijke voordelen. Panden die gerenoveerd moeten worden, onduidelijke documentatie hebben of te hoge vraagprijzen hebben, kunnen daarentegen zelfs in een sterke markt langer te koop staan.<\/p><p>De Costa Blanca blijft in 2026 een veelgevraagde vastgoedmarkt. Maar tussen D\u00e9nia, Benidorm, Orihuela Costa en Torrevieja ontwikkelen de deelmarkten zich verschillend. Juist daarin ligt de belangrijkste conclusie van de actuele gegevens: de vraag spreidt zich breder uit, de prijzen stijgen mee en de concurrentie om goede woningen blijft groot.<\/p><p>Bronvermelding
