Fra 2025 vil turistutleie v\u00e6re begrenset til maksimalt 10 sammenhengende dager. Lengre opphold regnes ikke lenger som turistutleie og m\u00e5 inng\u00e5s som tidsbegrensede leiekontrakter i henhold til spansk utleielov (LAU).<\/p><p><strong>Ytterligere forskrifter:<\/strong><br \/>- Samtykke fra eierfellesskapet er obligatorisk<br \/>- N\u00f8kkelbokser i offentlige rom eller fellesomr\u00e5der er forbudt<br \/>- Kun hele eiendommen kan leies ut, ikke enkeltrom<br \/>- Lisensen er gyldig i 5 \u00e5r og m\u00e5 deretter fornyes<\/p><p>Noen kommuner - deriblant Altea og Calpe - krever ogs\u00e5 ytterligere sikkerhetstiltak, for eksempel brannvernplaner eller st\u00f8yskjermingstiltak.<\/p><p><strong>Sesong- og langtidsutleie: tillatt og etterspurt<\/strong><br \/>Ettersom det er vanskelig \u00e5 f\u00e5 tak i nye ferielisenser, velger mange eiere \u00e5 satse p\u00e5 sesongutleie (opptil 11 m\u00e5neder) eller klassisk langtidsutleie. Selv mindre forseelser - som manglende registreringsnummer eller villedende annonser p\u00e5 nettet - kan f\u00f8re til b\u00f8ter p\u00e5 opptil 600 000 euro.<\/p><p><strong>Utsikter: Utleie er fortsatt attraktivt - men krever planlegging<\/strong><br \/>Til tross for de nye hindringene er utleie fortsatt et l\u00f8nnsomt alternativ. P\u00e5 ettertraktede steder som J\u00e1vea, D\u00e9nia og Calpe er det fortsatt stor ettersp\u00f8rsel etter boliger - b\u00e5de fra ferierende og lokalbefolkningen.<\/p><p>Men uten juridisk klarhet er risikoen h\u00f8y.
