Mellom D\u00e9nia og Torrevieja stiger prisene p\u00e5 boliger til salgs fortsatt, mens tilbudet i mange omr\u00e5der fortsatt er begrenset. Det er ikke bare kjente omr\u00e5der med h\u00f8ye priser som J\u00e1vea\/X\u00e0bia, D\u00e9nia eller Calpe som skiller seg ut. Ogs\u00e5 Benidorm, La Vila Joiosa og Torrevieja opplever en markant pris\u00f8kning.<\/p><p>If\u00f8lge ferske tall fra Idealista l\u00e5 den gjennomsnittlige utsalgsprisen i provinsen Alicante i mai 2026 p\u00e5 2 811 euro per kvadratmeter. Dette tilsvarer en \u00f8kning p\u00e5 11,5 prosent sammenlignet med mai 2025. Det er viktig \u00e5 merke seg at Idealista m\u00e5ler annonsepriser, ikke de endelige salgsprisene hos notaren. N\u00e5r det gjelder markedsdynamikken, viser tallene likevel sv\u00e6rt tydelig i hvilken retning prisforventningene beveger seg.<\/p><h2><span style=\"color: #808080;\">D\u00e9nia, J\u00e1vea og Calpe er fortsatt dyre<\/span><\/h2><p>I den nordlige delen av Costa Blanca ligger prisniv\u00e5et fortsatt betydelig over provinsgjennomsnittet. If\u00f8lge Idealista l\u00e5 prisen i D\u00e9nia i mai 2026 p\u00e5 3 404 euro per kvadratmeter, en \u00f8kning p\u00e5 9,4 prosent sammenlignet med samme m\u00e5ned \u00e5ret f\u00f8r. J\u00e1vea\/X\u00e0bia n\u00e5dde 4 072 euro per kvadratmeter og er dermed fortsatt blant de dyreste markedene p\u00e5 Costa Blanca. I enkelte omr\u00e5der, for eksempel ved havnen eller i Balc\u00f3n al Mar, ligger utsalgsprisene enda betydelig h\u00f8yere.<\/p><p>Ogs\u00e5 Calpe ligger i den \u00f8vre prisklassen med rundt 3 545 euro per kvadratmeter. Den nordlige delen av Costa Blanca er dermed for lengst ikke lenger et alternativmarked. Her sammenligner kj\u00f8perne ikke bare priser, men f\u00f8rst og fremst beliggenhet, stand, havutsikt, energieffektivitet og eiendommens juridiske dokumentasjon.<\/p><h2><span style=\"color: #808080;\">Benidorm og La Vila Joiosa med sterk vekst<\/span><\/h2><p>Den midtre delen av Costa Blanca viser seg \u00e5 v\u00e6re spesielt dynamisk. I mai 2026 l\u00e5 prisene i Benidorm p\u00e5 3 678 euro per kvadratmeter. Sammenlignet med \u00e5ret f\u00f8r inneb\u00e6rer dette en \u00f8kning p\u00e5 16,5 prosent. I ettertraktede omr\u00e5der som Playa de Poniente ligger prisene enda betydelig h\u00f8yere.<\/p><p>La Vila Joiosa skiller seg ut enda mer. Idealista oppgir en gjennomsnittspris p\u00e5 3 539 euro per kvadratmeter for mai 2026. \u00c5rs\u00f8kningen ligger p\u00e5 31,6 prosent. Dermed kommer stedet stadig mer i fokus i et marked som utvider seg utover de klassiske premiumomr\u00e5dene.<\/p><p>\u00c5rsaken er \u00e5penbar: De som ikke lenger finner det de leter etter i s\u00e6rlig kjente kystbyer, eller som ikke lenger \u00f8nsker \u00e5 kj\u00f8pe der, retter blikket mot n\u00e6rliggende markeder. Gode transportforbindelser, n\u00e6rhet til kysten, nye byggeprosjekter og internasjonal ettersp\u00f8rsel kan da raskt p\u00e5virke prisene.<\/p><h2><span style=\"color: #808080;\">Torrevieja og Orihuela Costa: S\u00f8r-Spanien tar innp\u00e5<\/span><\/h2><p>I den s\u00f8rlige delen av Costa Blanca er prisniv\u00e5et fortsatt lavere enn i J\u00e1vea, D\u00e9nia eller Benidorm. Forskjellen blir imidlertid mindre. I mai 2026 l\u00e5 prisen i Torrevieja p\u00e5 2 548 euro per kvadratmeter. Det er en \u00f8kning p\u00e5 16,6 prosent sammenlignet med \u00e5ret f\u00f8r.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-9f5b60b e-con-full e-flex e-con e-child\" data-id=\"9f5b60b\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-fd5f80e elementor-widget elementor-widget-text-editor\" data-id=\"fd5f80e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Ogs\u00e5 Orihuela Costa er fortsatt et viktig marked for internasjonale kj\u00f8pere. Der l\u00e5 utsalgsprisene if\u00f8lge Idealista p\u00e5 rundt 3 037 euro per kvadratmeter. I Pilar de la Horadada l\u00e5 prisen p\u00e5 rundt 3 377 euro per kvadratmeter.<\/p><p>Denne utviklingen er spesielt viktig for internasjonale innbyggere. Den s\u00f8rlige delen av Costa Blanca anses av mange fortsatt som et relativt rimelig marked. De aktuelle tallene viser imidlertid at ogs\u00e5 her stiger prisforventningene betydelig, s\u00e6rlig i moderne boligkomplekser, n\u00e6r kysten og i boligomr\u00e5der med gode transportforbindelser.<\/p><h2><span style=\"color: #808080;\">Utenlandske kj\u00f8pere holder ettersp\u00f8rselen oppe<\/span><\/h2><p>Costa Blanca er ikke et rent lokalt eiendomsmarked. If\u00f8lge opplysninger fra Alicante Plaza, som henviser til de spanske tinglysingskontorene, ble 44,65 prosent av boligkj\u00f8pene i provinsen Alicante i f\u00f8rste kvartal 2026 gjennomf\u00f8rt av utenlandske kj\u00f8pere.<\/p><p>Dette forklarer en del av det vedvarende prispresset. Kj\u00f8pere fra Nord- og Sentral-Europa, Storbritannia og andre land konkurrerer med spanske interessenter, fastboende og kj\u00f8pere av fritidsboliger om et begrenset tilbud. Effekten varierer fra sted til sted, men den grunnleggende trenden er den samme: S\u00e5 lenge ettersp\u00f8rselen er stabil og tilbudet ikke \u00f8ker betydelig, vil markedet forbli stramt.<\/p><h2><span style=\"color: #808080;\">Hva kj\u00f8pere og eiere b\u00f8r v\u00e6re oppmerksomme p\u00e5 n\u00e5<\/span><\/h2><p>For potensielle kj\u00f8pere betyr denne utviklingen at prisen per kvadratmeter ikke lenger er tilstrekkelig som retningslinje. Det avgj\u00f8rende er mikrolokalisering, bygge\u00e5r, tilstand, felleskostnader, energisertifikat, byplanlegging og eventuelle renoveringskostnader. Spesielt n\u00e5r det gjelder eldre eksisterende eiendommer, kan en tilsynelatende gunstig kj\u00f8pesum raskt settes i perspektiv.<\/p><p>For eiere er situasjonen i utgangspunktet gunstig, men ikke n\u00f8dvendigvis enkel. H\u00f8ye utsalgspriser betyr ikke at alle eiendommer blir solgt raskt. Godt dokumenterte, velholdte eiendommer i attraktive beliggenheter har klare fordeler. Eiendommer som trenger oppussing, har uklare dokumenter eller for h\u00f8ye prisforventninger, kan derimot st\u00e5 lenge p\u00e5 markedet, selv i et sterkt marked.<\/p><p>Costa Blanca vil fortsatt v\u00e6re et ettertraktet eiendomsmarked i 2026. Men mellom D\u00e9nia, Benidorm, Orihuela Costa og Torrevieja utvikler delmarkedene seg p\u00e5 forskjellige m\u00e5ter. Nettopp dette er det viktigste budskapet i de aktuelle tallene: Ettersp\u00f8rselen fordeler seg bredere, prisene f\u00f8lger etter, og konkurransen om gode eiendommer forblir
