Las autoridades fiscales est\u00e1n realizando controles m\u00e1s estrictos, las comparaciones digitales con portales de alquiler como Airbnb o Booking son ya una pr\u00e1ctica habitual, y la UE tambi\u00e9n exige mejoras en la igualdad de trato fiscal.<\/p><p><strong>Resumen de plazos importantes<\/strong><br \/>Los no residentes deben seguir presentando sus impuestos anualmente a trav\u00e9s del Modelo 210:<br \/>\u2022 Ingresos por alquiler: pago antes del 20 de enero de 2026 (en caso de domiciliaci\u00f3n bancaria, antes del 15 de enero).<br \/>\u2022 Renta imputada: para inmuebles de uso privado hasta el 31 de diciembre de 2025.<br \/>\u2022 Impuesto sobre las ganancias de capital: en caso de venta en un plazo de cuatro meses tras la cita con el notario.<br \/>Quienes alquilan deben comprobar adem\u00e1s si existe un n\u00famero de registro v\u00e1lido (NRA) en el Registro \u00danico de Alquiler Tur\u00edstico. Sin este registro, en el futuro no se podr\u00e1n ofrecer inmuebles de forma legal en plataformas online.<\/p><p><strong>Novedades legales y procedimientos de la UE<\/strong><br \/>Una sentencia judicial reciente podr\u00eda mejorar la situaci\u00f3n fiscal de los propietarios de pa\u00edses no pertenecientes a la UE:<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-a942626 e-con-full e-flex e-con e-child\" data-id=\"a942626\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-165c6d8 elementor-widget elementor-widget-text-editor\" data-id=\"165c6d8\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Por primera vez existe la posibilidad de deducir los gastos de mantenimiento y administraci\u00f3n de los ingresos por alquiler. Aunque la sentencia a\u00fan no es firme, los expertos aconsejan conservar cuidadosamente las facturas y los recibos. Adem\u00e1s, la Comisi\u00f3n Europea est\u00e1 examinando actualmente si Espa\u00f1a discrimina a los no residentes con el impuesto sobre la \u201erenta imputada\u201c. Si el Tribunal de Justicia de la Uni\u00f3n Europea se adhiere a esta valoraci\u00f3n, ser\u00eda posible que se produjeran devoluciones, pero hasta entonces se aplicar\u00e1n las normas vigentes hasta ahora.<\/p><p><strong>Recomendaci\u00f3n para propietarios<\/strong><br \/>Ya sea en D\u00e9nia, Altea o Villajoyosa, quienes posean una propiedad inmobiliaria deben ocuparse a tiempo de la declaraci\u00f3n de impuestos. Esto incluye:<br \/>\u2022 No pierdas de vista los plazos y los formularios.<br \/>\u2022 Conservar los recibos de seguros, gastos adicionales y mantenimiento.<br \/>\u2022 Comprobar el registro de alquileres vacacionales.<br \/>Las agencias inmobiliarias y los asesores fiscales locales de la Costa Blanca se encargan de la tramitaci\u00f3n digital del Modelo 210, controlan los plazos y ayudan con los posibles reembolsos. De este modo, su propiedad no solo estar\u00e1 situada en un lugar soleado, sino que tambi\u00e9n estar\u00e1 a salvo desde el punto de vista
