Obliga a los propietarios a inscribir sus alojamientos vacacionales y de temporada en un registro central para crear transparencia y controlar mejor las ofertas ilegales.<br \/>Seg\u00fan el Ministerio de Vivienda, en la actualidad hay varios cientos de miles de viviendas vacacionales que se anuncian regularmente en plataformas como Airbnb, Booking o Vrbo. Un n\u00famero especialmente elevado de estas propiedades se concentra en la provincia de Alicante: seg\u00fan las cifras actuales, m\u00e1s del 40% de todo el mercado espa\u00f1ol de viviendas vacacionales se encuentra solo aqu\u00ed.<\/p><p><strong>Qu\u00e9 alojamiento <\/strong><strong>\u00bfhay que registrarse?<\/strong><br \/>Todas las viviendas que se alquilen regularmente para estancias tur\u00edsticas o de temporada de menos de 31 d\u00edas deben registrarse, independientemente de que se comercialicen de forma privada o a trav\u00e9s de un agente. En el futuro, cada anuncio deber\u00e1 contener un n\u00famero de identificaci\u00f3n \u00fanico. Sin este c\u00f3digo, la publicaci\u00f3n en Internet est\u00e1 prohibida.<\/p><p>Quedan excluidos los arrendamientos de m\u00e1s de un mes con fines residenciales y las habitaciones alquiladas ocasionalmente en la propia residencia principal, salvo que la normativa regional disponga otra cosa.<\/p><p><strong>As\u00ed funciona el registro<\/strong><br \/>La notificaci\u00f3n se realiza a trav\u00e9s de la plataforma central Ventanilla \u00danica Digital de Arrendamientos, que agrupa las solicitudes y las remite a las autoridades responsables.<\/p><p>Paso a paso:<br \/>1. rellene el formulario en l\u00ednea con todos los datos sobre el inmueble, el propietario y el tipo de uso<br \/>2. Guarde el formulario en formato PDF.<br \/>3. presentar en l\u00ednea la solicitud de asignaci\u00f3n del n\u00famero de registro.<br \/>4. cargar todos los documentos requeridos, por ejemplo, autorizaciones o declaraciones de conformidad con la legislaci\u00f3n regional.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-c94bec4 e-con-full e-flex e-con e-child\" data-id=\"c94bec4\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-62dfaca elementor-widget elementor-widget-text-editor\" data-id=\"62dfaca\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Tras la comprobaci\u00f3n, se asigna el n\u00famero de registro \u00fanico, que debe ser claramente visible en todos los anuncios.<\/p><p><strong>\u00bfQu\u00e9 informaci\u00f3n necesita?<\/strong><br \/>Entre otras cosas, se requiere lo siguiente:<br \/>- Direcci\u00f3n completa y referencia catastral<br \/>- Ocupaci\u00f3n m\u00e1xima<br \/>- Indicaci\u00f3n de si el inmueble est\u00e1 situado en un edificio de viviendas<br \/>- Pruebas de las autorizaciones municipales (si son necesarias)<br \/>- Datos personales del propietario o representante<\/p><p>El portal est\u00e1 disponible en varios idiomas: ingl\u00e9s, alem\u00e1n y franc\u00e9s.<\/p><p><strong>Sanciones por incumplimiento<\/strong><br \/>Quien a\u00fan no haya registrado su propiedad o facilite informaci\u00f3n incompleta se arriesga a consecuencias considerables: El Ministerio puede bloquear inmediatamente las propiedades no registradas. Plataformas como Airbnb o Booking deben retirar esos anuncios en un plazo de 48 horas desde que se les informa.<\/p><p>Desde mediados del a\u00f1o pasado, decenas de miles de pisos de vacaciones han desaparecido ya del mercado, sobre todo en las regiones costeras m\u00e1s populares.<\/p><p>Para los propietarios de viviendas en la Costa Blanca, si quiere seguir alquilando legalmente, debe cumplir con los requisitos de registro ahora.
