Entre D\u00e9nia y Torrevieja, los precios de venta siguen subiendo, mientras que la oferta disponible sigue siendo escasa en muchas zonas. No solo destacan las conocidas localidades de alto precio como J\u00e1vea\/X\u00e0bia, D\u00e9nia o Calpe. Tambi\u00e9n Benidorm, La Vila Joiosa y Torrevieja registran un aumento significativo.<\/p><p>Seg\u00fan los datos m\u00e1s recientes de Idealista, el precio medio de venta en la provincia de Alicante en mayo de 2026 fue de 2.811 euros por metro cuadrado. Esto supone un aumento del 11,5 % con respecto a mayo de 2025. Es importante tener en cuenta que Idealista mide los precios de los anuncios, no los precios de venta definitivos ante notario. No obstante, en lo que respecta a la din\u00e1mica del mercado, los datos muestran muy claramente hacia d\u00f3nde se est\u00e1n moviendo los precios de venta.<\/p><h2><span style=\"color: #808080;\">D\u00e9nia, J\u00e1vea y Calpe siguen siendo caras<\/span><\/h2><p>En el norte de la Costa Blanca, el nivel de precios sigue situ\u00e1ndose claramente por encima de la media provincial. Seg\u00fan Idealista, D\u00e9nia alcanz\u00f3 en mayo de 2026 los 3.404 euros por metro cuadrado, lo que supone un aumento del 9,4 % con respecto al a\u00f1o anterior. J\u00e1vea\/X\u00e0bia alcanz\u00f3 los 4.072 euros por metro cuadrado, lo que la mantiene entre los mercados m\u00e1s caros de la Costa Blanca. En algunas zonas concretas, como el puerto o Balc\u00f3n al Mar, los precios de venta son a\u00fan considerablemente m\u00e1s elevados.<\/p><p>Calpe tambi\u00e9n se mantiene en la franja alta, con unos 3.545 euros por metro cuadrado. El norte de la Costa Blanca ya hace tiempo que dej\u00f3 de ser un mercado alternativo. Aqu\u00ed, los compradores no solo comparan los precios, sino sobre todo la ubicaci\u00f3n, el estado, las vistas al mar, la eficiencia energ\u00e9tica y la documentaci\u00f3n legal del inmueble.<\/p><h2><span style=\"color: #808080;\">Benidorm y La Vila Joiosa registran fuertes aumentos<\/span><\/h2><p>La Costa Blanca central se muestra especialmente din\u00e1mica. En mayo de 2026, el precio en Benidorm se situaba en 3.678 euros por metro cuadrado. Esto supone un aumento del 16,5 % con respecto al a\u00f1o anterior. En zonas muy demandadas, como Playa de Poniente, los precios son a\u00fan considerablemente m\u00e1s altos.<\/p><p>A\u00fan m\u00e1s llamativa es La Vila Joiosa. Idealista sit\u00faa el precio medio para mayo de 2026 en 3.539 euros por metro cuadrado. El incremento interanual es del 31,6 %. De este modo, la localidad cobra mayor protagonismo en un mercado que se sigue expandiendo m\u00e1s all\u00e1 de las zonas de lujo tradicionales.<\/p><p>La raz\u00f3n es obvia: quien ya no encuentra lo que busca en las localidades costeras m\u00e1s conocidas, o ya no quiere comprar all\u00ed, se fija en los mercados colindantes. Las buenas conexiones, la proximidad a la costa, los nuevos proyectos inmobiliarios y la demanda internacional pueden hacer que los precios var\u00eden r\u00e1pidamente.<\/p><h2><span style=\"color: #808080;\">Torrevieja y Orihuela Costa: el sur va ganando terreno<\/span><\/h2><p>En el sur de la Costa Blanca, el nivel de precios sigue siendo inferior al de J\u00e1vea, D\u00e9nia o Benidorm. Sin embargo, la diferencia se est\u00e1 reduciendo. En mayo de 2026, el precio en Torrevieja se situaba en 2.548 euros por metro cuadrado. Esto supone un aumento del 16,6 % con respecto al a\u00f1o anterior.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-9f5b60b e-con-full e-flex e-con e-child\" data-id=\"9f5b60b\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-fd5f80e elementor-widget elementor-widget-text-editor\" data-id=\"fd5f80e\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Orihuela Costa tambi\u00e9n sigue siendo un mercado importante para los compradores internacionales. Seg\u00fan Idealista, los precios de venta en esta zona rondaban los 3.037 euros por metro cuadrado. En Pilar de la Horadada, el precio era de unos 3.377 euros por metro cuadrado.<\/p><p>Esta tendencia es especialmente importante para los residentes internacionales. El sur de la Costa Blanca sigue siendo considerado por muchos como un mercado relativamente asequible. Sin embargo, las cifras actuales muestran que tambi\u00e9n aqu\u00ed los precios de venta est\u00e1n aumentando notablemente, sobre todo en complejos modernos, cerca de la costa y en zonas residenciales bien comunicadas.<\/p><h2><span style=\"color: #808080;\">Los compradores extranjeros mantienen alta la demanda<\/span><\/h2><p>La Costa Blanca no es un mercado inmobiliario exclusivamente local. Seg\u00fan datos de Alicante Plaza, que se remite a los registradores espa\u00f1oles, en el primer trimestre de 2026 el 44,65 % de las compras de viviendas en la provincia de Alicante las realizaron compradores extranjeros.<\/p><p>Esto explica en parte la presi\u00f3n constante sobre los precios. Los compradores del norte y centro de Europa, del Reino Unido y de otros pa\u00edses compiten con los interesados espa\u00f1oles, los residentes y los compradores de segundas residencias por una oferta limitada. El efecto var\u00eda seg\u00fan la localidad, pero la tendencia general se mantiene: mientras la demanda se mantenga estable y la oferta no aumente de forma significativa, el mercado seguir\u00e1 siendo ajustado.<\/p><h2><span style=\"color: #808080;\">Lo que los compradores y propietarios deben tener en cuenta ahora<\/span><\/h2><p>Para los interesados en comprar, esta evoluci\u00f3n significa que el precio por metro cuadrado ya no basta por s\u00ed solo como referencia. Los factores decisivos son la microubicaci\u00f3n, el a\u00f1o de construcci\u00f3n, el estado del inmueble, los gastos de comunidad, el certificado de eficiencia energ\u00e9tica, el entorno urbano y los posibles costes de renovaci\u00f3n. Precisamente en el caso de los inmuebles antiguos, un precio de compra aparentemente econ\u00f3mico puede perder r\u00e1pidamente su atractivo.<\/p><p>Para los propietarios, la situaci\u00f3n es, en principio, favorable, pero no por ello sencilla. Los precios de venta elevados no garantizan que cualquier inmueble se venda r\u00e1pidamente. Las viviendas bien documentadas, en buen estado y situadas en zonas atractivas tienen claras ventajas. Por el contrario, los inmuebles que necesitan reformas, cuya documentaci\u00f3n no est\u00e1 clara o cuyos precios son excesivos pueden tardar m\u00e1s en venderse, incluso en un mercado fuerte.<\/p><p>La Costa Blanca seguir\u00e1 siendo un mercado inmobiliario muy demandado en 2026. Sin embargo, entre D\u00e9nia, Benidorm, Orihuela Costa y Torrevieja, los distintos segmentos del mercado evolucionan de forma diferente. Ah\u00ed radica precisamente la conclusi\u00f3n m\u00e1s importante que se desprende de los datos actuales: la demanda se distribuye de forma m\u00e1s amplia, los precios siguen subiendo y la
