The tax authorities are carrying out stricter checks, and digital comparisons with rental portals such as Airbnb or Booking have long been standard practice \u2013 and the EU is also calling for improvements in equal tax treatment.<\/p><p><strong>Important deadlines at a glance<\/strong><br \/>Non-residents must continue to file their taxes annually via the Modelo 210:<br \/>\u2022 Rental income: payment due by 20 January 2026 (by direct debit by 15 January).<br \/>\u2022 Imputed income: For privately used properties until 31 December 2025.<br \/>\u2022 Capital gains tax: When selling within four months of the notary appointment.<br \/>Landlords should also check whether a valid registration number (NRA) is stored in the Registro \u00danico de Alquiler Tur\u00edstico. Without this registration, properties may no longer be legally advertised on online platforms in future.<\/p><p><strong>Legal changes and EU procedures<\/strong><br \/>A recent court ruling could improve the tax situation for owners from non-EU countries:<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t<div class=\"elementor-element elementor-element-a942626 e-con-full e-flex e-con e-child\" data-id=\"a942626\" data-element_type=\"container\" data-e-type=\"container\">\n\t\t\t\t<div class=\"elementor-element elementor-element-165c6d8 elementor-widget elementor-widget-text-editor\" data-id=\"165c6d8\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>For the first time, there is a prospect of deducting maintenance and administrative costs from rental income. Should the European Court of Justice follow this assessment, refunds would be conceivable \u2013 but until then, the previous regulations will continue to apply.<\/p><p><strong>Recommendation for owners<\/strong><br \/>Whether in D\u00e9nia, Altea or Villajoyosa \u2013 anyone who owns a property should take care of their tax return in good time. This includes:<br \/>\u2022 Keep track of deadlines and forms.<br \/>\u2022 Keep receipts for insurance, ancillary costs and maintenance.<br \/>\u2022 Check registration for holiday rentals.<br \/>Local solicitors and tax advisors on the Costa Blanca take care of the digital processing of Modelo 210, monitor deadlines and assist with any refunds.
