Torrevieja has a population of more than 113,000<\/b><\/span><\/h2>

Torrevieja remains one of the fastest-growing towns on the southern Costa Blanca. According to figures from the Ayuntamiento de Torrevieja, a total of 113,453 residents were registered on the municipal register by mid-May 2026. In the first quarter alone, more than 3,500 new registrations were processed in the Padr\u00f3n.<\/p>

It is not only the growth that is striking, but also the composition of the population. Of the registered residents, 51,432 hold Spanish nationality. More than 62,000 residents come from abroad. This means that foreign residents account for around 57 per cent of the population. The city reports that its residents come from around 120 different nationalities.<\/p>

For Torrevieja, this is no longer a secondary consideration, but a key feature of the town\u2019s development. The town has long since ceased to be merely a holiday resort or a destination for second homes. It is an international place to live with a permanent, everyday life: doctor\u2019s appointments, schools, local government services, care services, supermarkets, tradespeople, housing estates, neighbourhoods and multilingual communication are all part of everyday life here.<\/p>

Globalisation is changing everyday life<\/b><\/span><\/h2>

The large number of foreign residents has a visible impact on Torrevieja. Many residents come from Northern and Central Europe, the UK, Eastern Europe and other countries. For a town of this size, this mix is exceptional. It ensures a wide range of international services, multilingual offices, healthcare provision, clubs and communities.<\/p>

At the same time, this raises practical questions. Anyone new to Torrevieja needs to make appointments with the local authorities, register on the Padr\u00f3n, obtain NIE documents, access the healthcare system, take out insurance, arrange translations where necessary, and find their way around everyday life in Spain. For long-term residents, the focus is increasingly on other issues: care, accessibility, mobility, safety, access to healthcare services and affordable housing.<\/p>

So Torrevieja is not just growing in terms of numbers. The town is changing its character. What was once a highly seasonal coastal resort has become a year-round international residential destination.<\/p>

Property prices are rising significantly<\/b><\/span><\/h2>

Population growth is putting further pressure on a property market that is already under strain. According to Idealista, the average asking price for residential property in Torrevieja in May 2026 was 2,548 euros per square metre. Compared with May 2025, this represents an increase of 16.6 per cent.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t

Torrevieja therefore remains more affordable than places such as J\u00e1vea, D\u00e9nia or Benidorm. However, the gap is narrowing. There is particularly strong demand for modern flats, properties near the coast, well-maintained complexes and residential areas with good transport links. For international buyers, Torrevieja has long been regarded as a comparatively affordable location on the Costa Blanca. The latest figures show that this perception is changing.<\/p>

For owners, this is a favourable starting point, but it is not a free pass. High asking prices do not automatically mean quick sales. Buyers are scrutinising properties more closely: location, condition, service charges, energy performance certificates, renovation requirements and legal documentation are becoming increasingly important. For those looking to buy, however, the market remains active, but good properties are rarely cheap and rarely go unnoticed for long.<\/p>

Infrastructure must keep pace with growth<\/b><\/span><\/h2>

As the region grows, so too does the pressure on its infrastructure. This is particularly evident in the healthcare sector. In early 2026, the Generalitat Valenciana launched the process to expand the Hospital de Torrevieja. The project aims to improve healthcare provision in a region whose population has grown significantly in recent years.<\/p>

Traffic, parking, public transport, administrative capacity and the housing supply are also becoming increasingly crucial for urban development. A local authority with more than 113,000 registered residents and a high proportion of foreign nationals requires different structures to those of a traditional holiday resort. This applies not only to large-scale projects but also to everyday life: waiting times, languages, digital administration, bus services, doctor\u2019s appointments and care for the elderly.<\/p>

What this development means for residents<\/b><\/span><\/h2>

For residents, Torrevieja presents two sides of the same development. The town is international, well-connected and offers many services that make everyday life easier, particularly for foreign residents. At the same time, prices are rising and demands on the infrastructure are increasing.<\/p>

Anyone living in Torrevieja or planning to move there should therefore take a closer look: Which neighbourhood suits their everyday life? Are there public transport links? How far away are the health centre, shops and local authorities? What are the running costs in the housing estate or residential complex? And how is the immediate neighbourhood developing?<\/p>

Torrevieja remains one of the most important international residential destinations on the Costa Blanca. However, the latest figures also show that the town is outgrowing its role as purely a holiday destination.
